FLOORS Structural concrete machine trowelled.
Low – Volatile Organic Compound (VOC) carpets and paints to be used throughout.
INTERNAL WALLS/COLUMNS Internal face of columns will be smooth off-form concrete. Inter-tenancy walls sheeted with flush set plasterboard.
CEILINGS Vinyl faced lay in plasterboard tiles in a pre-printed two way grid ceiling throughout at a height of 2,700mm above finished floor level (AFL).
Low – VOC paints to be used throughout.
OFFICE FRONTS EXT. All fronts will be powdercoat finished aluminium and will have tinted glazing. Access doors to the office/shopfronts will be double acting swing door with hinged sidelight and all associated hardware.
OFFICE FRONTS INT, TYPICAL FLOOR As above with reduced or no tint to glazing.
AIR CONDITIONING Air conditioning to be provided by a ducted system to floor space via ceiling mounted diffusers designed to open floor plan. Floor space will be zoned.
Conditioned air will be provided by a variable refrigerant system. Compressors will incorporate invertor technology to maximise energy efficiency.

FIRE PROTECTION Hydrants and hose reels will be provided throughout the development to satisfy the statutory authorities and the Building Code of Australia.
